Why does my water pressure keep rising and falling?

Changing pressure can come from demand, one restricted outlet, the hot-water system, private plumbing or work on the water network.

Water pressure can fluctuate because demand changes, an outlet is restricted, private plumbing has a fault or the water network is being operated or repaired. Other causes include a hot-water fault, a leak and pressure-control equipment that is not working correctly. Pressure changes alone do not identify the cause. The useful clues are which outlets are affected, whether hot and cold behave differently, when it happens and whether nearby properties have the same problem.

Start with the pattern, not a guess

Make a short note of the time, duration and outlets involved. Compare several cold outlets, then compare hot with cold. Do not dismantle a fitting or alter a valve to run these checks.

  • One outlet changes: A local aerator, mixer, flexible connection or branch restriction is more likely than a network-wide problem.
  • Hot outlets change but cold outlets stay steady: The fault path is more likely to involve the hot-water supply or appliance. Follow the separate guide to low hot-water pressure rather than adjusting the incoming supply.
  • Several cold outlets change: The cause may sit in the property supply, pressure controls or water network. Compare neighbours and current outages before assigning responsibility.
  • Pressure drops when another fixture runs: Simultaneous use may expose limited available flow or a restriction. It does not prove the mains pressure is low.
  • A pump or tank supplies the property: Use the system-specific checks for a water pump losing pressure. Mains-only troubleshooting will not cover every pump or storage fault.

What can make pressure fluctuate?

Changing demand

Water use changes within a home and across the supply network. Unitywater says pressure is usually lower during morning and evening peak-demand periods in its service area. That makes timing useful evidence, but it does not make every recurring pressure drop harmless or normal. A sudden change from the property's usual performance still deserves investigation.

Work or a fault on the water network

Planned maintenance, an unplanned interruption, a burst or another network fault can change pressure across more than one property. Urban Utilities lists area work, private plumbing, bursts, leaks and faults as possible causes of low pressure or flow. Unitywater also advises checking current works and whether neighbours are affected.

Use the provider for the exact service address. Brisbane, Ipswich, Logan and the northern service area are not all handled through one authority or fault channel.

A restriction or leak within the property

A partly restricted device, ageing pipework, a local fitting or a private leak can reduce the flow available at outlets. An unaffected neighbour makes a property-side problem more likely, but it does not show which component has failed. If the supply is consistently weak rather than changing, compare the more specific signs of low pressure throughout the house.

Pressure-control equipment

Pressure-reducing and pressure-limiting devices are installed to control supply conditions and protect plumbing or appliances. A restriction, fault or unsuitable setup can affect performance, but the device must be identified and tested before anyone treats it as the cause. Do not adjust, remove or bypass it. The QBCC's regulated plumbing guidance says repairs to damaged pipework, fittings and plumbing apparatus are licensed work in Queensland.

Checks you can make without altering the plumbing

  1. Record when it happens. Note whether the change follows another tap, shower, toilet or appliance using water.
  2. Compare accessible outlets. Check more than one cold outlet and compare hot with cold. Do not use the strength of one stream as a pressure measurement.
  3. Check the provider's interruption information. Search by the service address and use its current fault process if the area is affected.
  4. Ask a nearby neighbour. A shared change supports a network investigation; an unaffected neighbour shifts attention towards private plumbing.
  5. Look for leak indicators. Check for visible water, new damp areas or water sounds without entering a ceiling, pit or wall cavity. If you know how to read the meter safely, unexplained movement after normal water use stops is a reason for assessment, not proof of the leak's location.

A bucket test shows delivered flow over time, not the property's pressure. Provider instructions may use one as an initial check, but do not turn a provider-specific result into a universal pass mark or use it to set a valve.

When should you act quickly?

Stop repeated testing if pressure changes arrive with uncontrolled water, rapidly spreading dampness, a burst sound, violent pipe movement or abnormal hot-water operation. Isolate the supply only through a safe, familiar and accessible control if doing so does not put you near water and electricity. Keep clear of wet switches, appliances and the switchboard area.

Report a simultaneous neighbourhood change or listed interruption to the water provider. Arrange prompt licensed assessment when the issue affects only your property, keeps returning, is limited to hot water, begins after plumbing work, or comes with visible leakage or unexplained meter movement.

What will a plumber check?

A licensed plumber can measure static and flowing conditions, reproduce the change under controlled use and work from the meter towards the affected outlets. The inspection may cover isolation and pressure-control devices, local fixtures, pipe restrictions, the hot-water supply and leak indicators. The National Construction Code's cold-water requirements require pressure suitable for the correct operation of fixtures and appliances, along with access and isolation for system controls.

Consistently forceful flow or repeated surging needs the separate high water pressure assessment path.
